This hard-working space functions as both laundry and butler’s pantry—practical, refined, and aligned with the home’s character. Positioned on axis with the back door, a central window and butler’s sink form a welcoming focal point framed by crisp cabinetry. Layered whites, marble, warm tan tones, and mixed metals add warmth, while artisan pendants introduce a soft, crafted glow.
Powder room
Once a utilitarian under-stair WC, this powder room was elevated with a “less is more” approach. Textured Carrara penny tiles wrap the space, while a slender timber bench with integrated basin sits beneath the sash window. Soft floor lighting and black circular mirrors create a refined, jewel-like guest experience.
Master Bathroom 1 Downstairs
Drawing on Federation influences, the bathrooms adopt a refined, modern classic language. Both were conceived as master suites, unified by a white-based palette of rumbled marble, glazed tiles, and warm tan accents, with tailored details distinguishing each space. The accessible ground-floor bathroom features a generous walk-in shower and a sash window aligning with the vanity, framing camellias and deepening the garden connection. Mixed metals and restrained detailing preserve architectural integrity, creating light-filled, textural rooms with clarity, restraint, and gravitas.
Upstairs Bathroom
A timeless, luxe bathroom with a hidden toilet and a floating bath framed by a bay window and handblown pendants. Both bathrooms act as master suites, unified by a cohesive palette. Custom vanities, textured white tiles, grey terrazzo, layered whites, marble, and mixed metals create a bright, modern nod to Federation style.
