FURNITURE, FIXTURES & EQUIPMENT (FF&E)

Fixture and equipment selections made early in the design process are critical, as they inform key planning and spatial decisions. Client–designer collaboration ensures design cohesion and architectural integrity.

An FF&E schedule is prepared as a reference document for the builder and trades to highlight dimensions, specifications, power requirements and heat loads for each item and coded onto floor plan for cross reference.

The location of fixtures and equipment will affect the plumbing, electrical and joinery designs for all wet rooms ie mud rooms, laundry, bathrooms and kitchens, which have multi-service integration—gas, electrical, and hydraulic requiring considered spatial planning and joinery detailing to accommodate concealed services.

In the detailed documentation the designer will check suitability of FF&E choices to the floor plan and provide setouts of service locations on plan. These locations affect the overall design and ensure the preferred placement of tiles and symmetry to the space.

Project Management

This service is included in Full interior Design service.

Includes:

  • Issuing construction drawings for quoting by builders and tradesmen.

  • Supporting the client in builder selection and contract engagement.

  • Conducting site inspections and coordinating with trades during construction.

  • Liaising closely with joinery contractors to ensure accuracy of detailing.

  • Identifying and documenting defects towards the end of the build.

  • Reviewing and approving builder progress claims in line with project milestones.
